Akshay Kumar is best known for his blockbuster films, but 2025 marked an unusual high for his real estate portfolio. According to reports, Akshay has earned Rs 110 crore by selling eight premium properties in Mumbai in a span of just seven months.

The record-breaking Worli saleIn January 2025, Akshay and wife Twinkle Khanna sold their luxurious 6830 sq ft apartment on the 39th floor of the Oberoi Three Sixty West in Worli for a staggering Rs 80 crore. This deal alone contributed more than 70% of his total real estate returns this year.

Smart flips in Borivali EastAfter Worli, Akshay turned to Borivali East’s Oberoi Sky City, and sold multiple units with eye-popping profits.

– In January, Akshay sold a 3BHK at Rs 4.25 crore. He had purchased this property for Rs 2.38 crore in 2017.– He sold another similar unit in March, with an 84% gain over the cost price adding Rs 4.35 crore.– In March, he earned Rs 6.60 crore from two adjoining units – one 1080 sq ft flat sold for Rs 5.35 crore (bought at Rs 2.82 crore) and a 252 sq ft studio sold for Rs 1.35 crore (acquired for Rs 67.19 lakh).– He also sols a pair of Borivali units in July for Rs 7.10 crore that yielded up to 99% ROI.

Commercial flip in Lower ParelIn April 2025, Akshay sold a 1146 sq ft office space at Lodha One Place, Lower Parel, for Rs 8 crore. He made a 65% return on the purchase, which included two parking spaces, after paying Rs 4.85 crore for it in 2020.

Celebrity or chess master?Market analysts suggest these transactions signify strategic timing and foresight. Experts on Square Yards and real estate blogs highlight how Akshay capitalised on Mumbai’s bullish real estate market in 2024–25, selectively exiting high-value assets for maximum returns.

On the film frontWhile some of his recent films have underperformed, Akshay’s property deals have offered a diversified income stream. His latest release, Housefull 5, was a commercial success, and he is set to star in the upcoming pan-India sci-fi actioner AA22xA6 alongside Allu Arjun.
